EpiCentre Outdoor Media

One of the most unique features of The EpiCentre is the property’s exclusive outdoor media rights and signage package. The EpiCentre is the only mixed-use property in Uptown Charlotte with outdoor third party signage rights; operating twenty-nine signs in and around the property. In 2011, Vision Ventures partnered with Orange Barrel Media to create and obtain City of Charlotte the FIRST and only approval on a comprehensive signage ordinance for the full city block development.

The approved sign plan includes twelve digital and static “billboard” type signs, five of which are full motion digital signs located at the corners of College & Trade and College & Fourth Street. The other seven approved signs include two facing the Lynx Rail Blue Line, one burned lit static sign facing the corner of College & Trade, and four static image panels on Fourth Trade Street of which two are limited to EpiCentre tenants only. The remaining signage elements consist of a mixture of railing banners, window signs, entry banners and pillar signs. The total capital expenditures for this project was over four millions dollars.

The Property’s irreplaceable location has frontage along the busiest thoroughfare in Charlotte, College St, at its busiest intersection, College & Trade St. In 2013, almost 36,400 cars passed by The EpiCentre daily along College, Trade, and 4th Streets combined. This is in addition to the 15,000 passengers passing by on the Lynx light rail. The high visibility signage at the Property is a valuable commodity to advertisers. Companies such as Apple, Bank of America, State Farm, Coca Cola, Wells Fargo, Breitling, Anheuser Busch and Heineken represent a few of The EpiCentre’s largest advertisers. Vision Venture’s 50% ownership of the outdoor media assets were sold in May of 2014 to Los Angeles-based real estate firm CIM Group for $18MM.
