Parking Deck at Trade and College Street
In 2012, Vision Ventures acquired 264 subterranean parking spaces spanning over 100,000 square feet below the Charlotte Center City Tower. The parking spaces support The AC Hotel, Residence Inn and Nuvole Rooftop Restaurant. Since its ownership, Vision Ventures has increased the parking occupancy by more than 70% through a full renovation, collective Parking Garage reconfiguration, doubling of the site lighting output, installation of state of the art Parking Equipment along with a comprehensive wayfinding plan.

EpiCentre Mixed-Use Development
- 2006 ground-breaking for the mixed-use project
- 2008 first tenants open with TCO’s
- 2010 development forced into bankruptcy with 62% occupancy
- 2010 Vision Ventures purchased the loan from Regions, Raymond James and First Carolina Bank
- 2011 Vision Ventures files a adverse creditors plan with the court
- 2012 Vision Ventures acquires the fee simple title through the court for $42MM
- 2012-2014 Vision Ventures invest $23MM to improve and stabilize the project (94% occupancy rate)
- 2014 Vision Ventures sells the project to Los Angeles based CIM for $131.5MM

EpiCentre Outdoor Media
One of the most unique features of The EpiCentre is the property’s exclusive outdoor media rights and signage package. The EpiCentre is the only mixed-use property in Uptown Charlotte with outdoor third party signage rights; operating twenty-nine signs in and around the property. In 2011, Vision Ventures partnered with Orange Barrel Media to create and obtain City of Charlotte the FIRST and only approval on a comprehensive signage ordinance for the full city block development.

- 2004 ground-breaking for a 180,000 sf mixed-use development
- 2011 original developer loan default and lender foreclosure
- 2013 Vision Ventures purchased the failed project for $26,100,000.00
- 2013 Vision Ventures began to execute a redesign and renovation plan
- 2013 Vision Ventures began to execute on a lease up plan
- 2014 Vision Ventures completed a pocket Park to host large events
- 2015 Vision Ventures successfully settled a favorable outcome on a litigation involving parking easements and title issues
- 2015 Vision Ventures began a creative advertising and media program adding significant revenue
- 2015 Vision Ventures completed the redesign and renovation
- 2016 Vision Ventures sold Ballantyne Village for $43,250,000.00
Real Estate
Rosewood Condominium
- 2010 Vision Ventures began its Due diligence process on the distressed Rosewood Condominium project
- 2011 Vision Ventures purchased a portion of the Rosewood debt from two of the four lenders. Regions Bank and National City (PNC Bank)
- 2012 Vision Ventures purchased the other Lender’s of the debt and was awarded via the bankruptcy court the fee simple title to the 54 remaining unsold units.
- 2013 Vision Ventures purchased the final lender’s (BB&T) portion of the property and began the completion and sales process for the 54 units
- 2015 Vision Ventures successfully sold the last of the 54 units

Southend Developments
2100 South Tryon- 21Hundred Mixed-Use Development
- 2005 Vision Ventures purchased the Southend parcel
- 2006 Vision Ventures obtained a clean letter from the Department of Environmental for the once contaminated site
- 2006 Vision Ventures purchased two adjacent parcels
- 2009 the parcels were rezoned to TOD (Transit Oriented Development)-Mix Use
- 2019 Vision Ventures broke ground on a new 85,000 sf Mixed-Use building
- 2021 21Hundred Phase 1 successfully obtained a certificate of occupancy

NorthEnd Assemblage
- 2007 Vision Ventures began its vision to assemble over 100 acres all within 1 mile from downtown Charlotte in what is now tagged as the Northend in the Innovation Corridor.
- 2008-2011 Vision Ventures acquired over 50 individual parcels from single family residential homes to large industrial buildings.
- 2015 Vision Ventures formed divided the assemblage into 6 PODS.
- 2016 Vision Ventures successfully sold Pod A, a 40 acres industrial site with 700,000 sf of structures, to ATCO Properties.
- 2016 Vision Ventures sold Pod B, a 13 acre industrial site with 60,000 sf of industrial structures, to Browder Development.

Parkwood Station Development
- 2014 Vision Ventures assembled and purchased the 4 parcel NODA site
- 2017 Parcels were rezoned to TOD (Transit Oriented Development)-Mix Use
- 2017 Vision Ventures successfully sold the site to NRP Properties
- 2019 NRP completed a 307 unit apartment complex with a retail component

- 2006 Construction on the 220 unit apartment complex began
- 2007 Original Developer defaulted on the construction loan
- 2008 Vision Ventures purchased the non performing note backed by 23.9 acres and all its improvements
- 2008 Vision Ventures purchased the fee simple ownership of the 23.9 acres and improvements
- 2009 Vision Ventures completed the construction of the 220 units and common amenities.
- 2009 Lease up began
- 2010 Vision Ventures successfully sold the Lauren Ridge Multi-Family Complex
